What is an Energy Performance Certificate:
An Energy Performance Certificate (or EPC) rates how energy efficient your building is using grades from A to G (with ‘A’ the most efficient grade).
What is the methodology & procedure of an Assessment:
On the day an assessment can take anywhere between 40mins to 2.5hrs approximately depending on the size, access and complexity of the project. The commercial energy assessment (or EPC) includes measuring the total useful floor area (m2). It also looks at the property's HVAC (heating, ventilation and air-conditioning), building age, fabric makeup, glazing, lighting and several other factors are closely considered. Once the data is collected, this is then carefully processed and entered into a software system called iSBEM. The result is calculated and produces the energy rating.
You must have a Commerical EPC if:
• You rent out or wish to sell the premises
• A building under construction is finished
• There are changes to the number of parts used for separate occupation and these changes involve providing or extending fixed heating, air conditioning or mechanical ventilation systems
Did you know:
• You can be fined between £500 and £5,000 based on the rateable value of the building if you don’t make an EPC available to any prospective buyer or
tenant
